Data are estimates of median family income for the ending year of the federal fiscal year. They are prepared by HUD as part of the process of updating eligibility income limits for the department's various housing and community development programs. The estimates are done separately for Metropolitan Statistical Areas (MSAs) and for nonmetropolitan counties. The estimate for a metropolitan county is the same as for the entire MSA in which it is located. Several different methodologies have been used to determine estimates for each year. The amount of change over a historical period is determined by the Current Population Reports, P-60 data, and the distribution of that change within a Census Division is determined by County Business Patterns data. Estimates were not produced for the years 1982 and 1985. Also, estimates for North Carolina state totals were not produced in the years 1980, 1981, or 1984. The 1994 and 1995 estimates are based on the MSA definitions designated in 1992 and are not comparable with previous years.
