People also did not necessarily record deeds on the date of the transaction. In some cases, they didn't get around to recording the deed until they were ready to sell the land, and then needed to have the deed recorded. In other cases, it might be recorded sooner, but not until some time after the transaction--perhaps they lived a ways from the courthouse, and it took them a while to find the time to go there.
